The project will be spread across 11.7 to 12 acres with low-density high-rise towers offering 3 BHK and 4 BHK apartments of approximately 1,850 sq. ft. Price starts at ₹2.50 Crore.

Gurgaon's luxury corridors are not interchangeable. Each has a different character, different infrastructure maturity, and different buyer profile.
Golf Course Road — If Address Is Your Priority
The most expensive, most established, and most liquid luxury real estate market in Delhi NCR. Sector 54, where DLF The Dahlias sits, has completed luxury projects like The Camellias, DLF 5, and Aralias as its neighbours. Resale is easier here than anywhere else in Gurgaon simply because the buyer pool for ₹50–80 Crore homes, though small, exists almost exclusively in this corridor.
Golf Course Extension Road — Proven Product, Active Market
GCER is Golf Course Road's natural extension and Gurgaon's most active luxury segment today. Sectors 57–70 have a dense inventory of completed and ongoing projects, which means you can compare quality across developments before committing. M3M Opus and Mahindra Luminare Phase 3 are both here. If you want a luxury product with a clear benchmark for comparison — this corridor is your best starting point
Dwarka Expressway — Infrastructure Play, Best for Investors
Dwarka Expressway became operational as a full 8-lane corridor in 2024, and that infrastructure shift has been the primary driver of price appreciation here. Airport connectivity via NH-48 is a genuine advantage. Four of the ten projects in this guide sit on this corridor. Entry prices are lower than Golf Course Road, appreciation potential over 5–7 years is meaningful. If you are buying as an investor, this is where the math works best right now.
Southern Peripheral Road — Emerging, Brand-Anchored
SPR runs between Golf Course Extension Road and Sohna Road through Sector 71. The Tonino Lamborghini project is currently the most significant luxury anchor here. Social infrastructure is developing — it is not as mature as GCER — but the branded residence model creates its own premium positioning independent of corridor maturity.
New Gurgaon (Sectors 80–90) — Entry Point for Luxury
The most accessible luxury price points in Gurgaon are here. Conscient Elaira Phase 2 and Pyramid Sector 85 both sit in this belt. These are not compromise products — they are genuine luxury apartments at prices that reflect the corridor's earlier stage of development. For buyers with ₹2.5–4 Crore and a long view, New Gurgaon offers the best value proposition on this list.
RERA — What to Check Before You Sign Anything
Every project in this list with a published RERA number is registered with DTCP Haryana. That registration matters for three specific reasons:
• The developer is legally required to deliver possession by the HRERA-registered date. Delays beyond that date entitle you to interest-based compensation — this is enforceable.
• All pricing under RERA must be on carpet area basis. So ₹4 Crore for 2,045 sq. ft. means you are paying for the space you actually live in, not a super built-up area calculation that inflates the per sq. ft. rate.
• Buyer payments must go into a project-specific escrow account. The developer cannot divert your money to another project — a protection that was routinely violated before RERA existed.
How to verify: Go to hrera.gov.in, search by project name or HRERA number, and cross-check the possession date, developer name, and carpet area against what you have been told. It takes five minutes and can save a great deal of trouble.
Additional checks for any luxury purchase:
• Title search on the land — independent lawyer, not the developer's recommended firm
• Builder-Buyer Agreement review before signing — check penalty clauses, possession conditions, and maintenance charge caps
• OC and CC status — relevant for Mahindra Luminare Phase 3 and Elan The Mark as they approach possession
Is Now a Good Time to Invest in Luxury New Launches in Gurgaon?
Straightforward answer: For end users, yes — the product quality and regulatory environment (HRERA) are significantly better than five years ago. For investors, it depends on the corridor, ticket size, and the holding period
What the data shows:
• DLF The Camellias on Golf Course Road — prices moved from approximately ₹25,000 per sq. ft. at launch to over ₹70,000 per sq. ft. by 2025. That appreciation is real, but also specific to a location and developer that most projects cannot replicate.
• Dwarka Expressway residential prices rose 30–40% between 2022 and 2025, driven by infrastructure delivery. Projects that launched before the expressway opened have already seen that appreciation. New launches here are priced with that infrastructure premium partially built in.
• New launches typically carry a 15–20% discount to the project's projected post-possession price. This appreciation plays out over the construction period.

• Luxury real estate above ₹10 Crore has a smaller resale buyer pool. If you need to exit quickly, you may wait longer than you expect.
